Single-family home prices fell last year in most Chicago-area towns, and Plainfield was no different. 

The village saw a decline in prices ranging from 3.2 percent to 5 percent, not much different from neighboring towns such as Bolingbrook, which saw drops of 2.7 percent to 4.4 percent, and Naperville, with drops of 2.4 percent to 4.7 percent.

According to Crain’s Chicago Business, 238 of 252 Chicago-area ZIP codes tracked by Fiserv Inc. saw their home prices fall in 2010, with the overall drop being about 5.2 percent. Romeoville’s home prices fell 3.3 percent.

In a video covering the prices drops, a Crain’s reporter said the biggest declines were in the city’s South Side neighborhoods. South suburban Harvey suffered the biggest drop, 19.6 percent. Palos Hills had a 6.5 percent drop. Evergreen Park saw a 9.6 percent drop. 

In contrast, Downers Grove saw a 0.9 percent drop in the 60515 ZIP code and 2.4 percent in the 60516 ZIP code. Lisle had a 2 percent drop in the 60532 ZIP code. Darien saw a drop of 2.7 percent in the 60561 ZIP code. 

Nearby Bolingbrook saw prices fall 2.7 percent in the 60440 ZIP code and 4.4 percent in the 60490 area.

West suburban Clarendon Hills had the largest increase in home prices, at 3.6 percent. 

The future should be brighter. According to Crain’s, Fiserv predicts a fractional decrease in sale prices this year and an average 3.4 percent increase in 2012.

IT’S TRUE!!!

In what is often thought to be one of the slowest months in real estate here in the Midwest, there is a positive trend in the real estate numbers here in Plainfield that can be seen when we compare the numbers in real estate closings from December 2009 with the numbers from this past December 2010.

Home sales were up 8% from the same month last year!

Average single family home prices were up 10% from the same month last year too!  The average single family home price for a house in Plainfield IL in December 2010 was $257,752, up from just $234,483 at the same time last year.

Want to hear more good news?

The number of distressed real estate sales when comparing the same months are down 12% this year.  The market share of distressed properties accounted for 55% of the market in December 2009 down to 43% this December 2010.

The prices ranged from $96,000 all the way up to $792,000. (which for the record… was an Uh-MAZE-ing custom built ranch in Stewart Ridge!  Even more surprising in this market… it wasn’t a short sale! Nice.)

It seems like things are moving slowly, but steadily in the market at this point.

Major accomplishments/awards

* Bibbs rushed for 2,654 yards on 300 carries and led Plainfield North to a 7-3 record. The Tigers tied for the title in the Southwest Prairie Conference and advanced to the Class 7A playoffs.

* He scored a school-record 38 touchdowns.

* He was named Offensive MVP in the Southwest Prairie Conference.

* He was named ESPN Chicago.com Player of the Year and touted as an all-stater by four different media outlets.

Kapri Bibbs: In his own words

“When I look back, I will remember the Fall of 2010 because of the family atmosphere we built and the program we built. It was exciting to win the conference title and to rush  for more than 2,500 yards.”

Personal

Kapri Bibbs was born in Colorado, lived in Harvey and moved to Plainfield prior to his freshman year of high school. He plans to attend Colorado State University. He is an avid bowler and competes during the winter months with the Tigers’ boys bowling team. He also enjoys playing EA SPORTS Madden 11 Football with his buddies in his spare time and playing basketball to stay in shape.

Kapri admires his mom because she has taught him perseverance and how to keep working hard in all situations. He also admires Coach (Tim) Kane for teaching him to be a better man and how to handle adversity. Coach (John) Darlington is also a person Kapri admires and looks to for guidance and how to be a total team player.
